Polo Reserve Sohna: Worth it for 3BHK with Mivan Tech?

Hey everyone, I’m looking for some honest feedback on the Breez Polo Reserve project in Sector 33, Sohna.


I’ve been looking at builder floors along Sohna Road and Golf Course Extension Road for a while, but I’m tired of hearing about seepage issues in traditional brick-and-mortar homes after just 2-3 years.


I visited Polo Reserve last week and they are pushing Mivan Monolithic Technology heavily. From what I understand, it’s a single-cast concrete structure.




Specific questions for those who know the project:


  1. Mivan Tech in Sohna: Is this really worth the premium? The salesperson said it eliminates seepage entirely because there are no joints. Has anyone verified this quality?
  2. Private Basements: Are the private basements actually usable for a home office, or do they feel damp/claustrophobic?
  3. VRV System: They include VRV cooling as standard. Is this Daikin, and does it really save on electricity compared to traditional split ACs?
  4. Payment Plan: They offered a 30:70 plan. Is this the best I can get right now, or are there better cash-down discounts?



I am aiming for an investment that I can rent out by 2029-2030, but I need to ensure the building doesn't start falling apart by then.
